Main property types




In Spain, just like in many European countries – there is a big variety of property types. To make it easy for you to understand the terminology used on our website, we explain each property type. 
Common name for property in Spain– VIVIENDA.
 
STUDIO (Estudio) – it is the simplest property type – a flat, an apartment, containing one room of different sizes, which serves as a living room and a bedroom. Вathroom, which usually is joined with toilet, might be equipped with shower or could come with a bath . Kitchen, as a rule, is American style with breakfast bar, in some rare cases – could be separate.
 
APARTMENTS (Apartamento or Piso) – a flat, that has one or more bedrooms, separate living area, kitchen, that can be combined with living area or be separate; one or more bathrooms; may have a terrace or balcony, possibly, both. Sizes and the condition of the apartments can differ; they are usually located in a block of apartments and may have a common infrastructure, like – shared pool, kids´ playground, garages or parking.
 
PENTHOUSE (Atico) – apartments on the top floor of the residential building, they usually have few advantages over ordinary apartments in size, privacy, as a rule, they have the best view and condition.
 
BUNGALOW (Bungalow) – a little house which is an integral part of the complex, consisting of similar type dwellings, that has a small plot of land. 
 
TOWNHOUSE – here is more commonly called CHALET ADOSADO – house, located in a row of similar houses that share a wall with neighbours. This type of property is also called connected cottages. Each house has own entrance, usually small back yard as well as common infrastructure.  
 
HOUSE (Casa),  COTTAGE (Chalet),  VILLA (Villa) –  in Spain, these property names are often mixed together and replaced with one another, all depending on the property size, land plot, property standard or simply – the way that the owner chooses to call his property.
They might be:
Vivienda de planta baja – house in one level
Duplex – house (or apartment) in two levels
Triplex - three level property 
Casa Adosado – house that has a joint wall with the neighbour property
Casa Independiente – detached house, cottage
 
LAND PLOT (Parcela, Tereno, Finca or Solano) – can be situated in town, on the outskirts or in rural areas. It might be with building permit, i.е.with status “urbano” or “rustico”, i.е. come with a status of nature reserve or of agricultural land.
 
COMMERCIAL PROPERTY (Local, Local Comercial) – premises or a building designed for business purposes: retail shop, beauty shop, office. Production, in this case, is not permitted. 
Hotels and restaurant premises also belong to the category of commercial real estate.
